Hello
On the main floor, from the picture, it looks like the staircase goes to the 2nd floor at an angle but in the diagram its a straight line. Is this simply to show the living area a bit better?
thank you

Customer service
Good day Mr. Toner and thank you for taking the time to write.
Although the staircase to the 2nd floor is in a straight line, the rounded profile of the two bottom steps is what gives the feeling of an angle and the photo does enhance this feature to show the living area a bit better.
Please let me know if you have any other questions or comments.

Deb

I really like the houseplans but we only want around 1800-2200 sq feet. Can this plan be modified to a small scale?

Can you answer the following questions: 1) what is the roof pitch of the structure?, 2) one of the photos show the garage doors in the front rather than the side. Is that a 2-car garage design?, 3) What are the exterior wall stud thickness?, 4) what are the floor to ceiling heights for each level?

Customer service
Good day Mr. Wallace and thank you for taking the time to write.
1) The primary roof pitch is 10/12, which is also the pitch of the gable and the balcony and the secondary roof pitch is 7/12
2) Since we do no actual building, the only photos that we have are those which our clients have so generously shared with us, unfortunately we have none on file for this model at the present time
3) The structure of this home uses 2x6 studs
4) By clicking on the "view room details" link above each floor plan, you will access a chart that show the dimensions not available on the actual floor plan. The ceiling heights are as follows;
the basement is 7'10" throughout
the first floor has 8' ceilings except for the great room which is 14' high and the living/dining room which is 17'4" high
the upper floor is 8' high throughout.
Please let me know if you have any other questions or comments.

Good day Ms. Cilia and thank you for your interest in our plans.
The type of heat source is your choice, the location of which will be determined by you and your local contractor as will the hot water tank.
Please let me know if you have any other questions or comments.

Further to my last comment I see you do have a picture of a completed home. Can you provide and details on total cost of construction for that model. I understand it will vary by content and location but I would be very interested to see if building this home would be within my budget.

Customer service
Good day and thank you for taking the time to write.
Unfortunately, we do not offer construction estimates for projects outside of Québec because of the number of variables involved.
Your best source for this information would be a local contractor or materials supplier.
Please let me know if I can be of further assistance.
