Full description
Superb 4 bedroom modern rustic lakefront house plan
This rustic inspired chalet has all of the contemporary features you're looking for in a 4 bedroom home with two living rooms and a cozy fireplace.
There are two access points to the first floor from the front, the main entrance and the garage. A practical walk-in style storage space/mud room is the perfect place for all of the seasonal gear a big family has!
The kitchen has a large, central island, complete with its own wine storage, and there is a nicely sized pantry. The open floor plan enhances the flow from the kitchen through the dining room to the living room to avoid isolation between the food preparation area and the guests. A master suite on the main level, complete with walk-in closet, private bath and access to the terrace are more delightful features of this model.
On the walk-out basement level are three other bedrooms and a second living room with its own access outside and a fireplace. Two other bathrooms are conveniently located on this level.
Distinctive elements
Contemporary bungalow with walk-out basement. 9' ceilings throughout the main level and basement access to the back yard. Master suite on main level. Well fenestrated common area with open floor plan and fireplace in the living room. Kitchen with large, central island and covered terrace in the rear. Three bedrooms and a second living room/game room in the basement with walk-out access to the yard.
Workshop/storage space with direct access to the back yard through an 8' wide garage door.

Can you move the main garage door to the right side of the garage?

Good day and thank you for taking the time to write.
You can definitely change the position of the garage door without having the plan modified as long as it's OK with your municipality, just discuss the change with your contractor.
Please let me know if I can further assist you

What would the average cost be to build this house (w3967). I don't know if I can afford it?

Customer service
Good day Mr. Guske and thank you for your interest in this plan.
Although we do no actual building, the ballpark construction estimate to build this home in Quebec (Canada) starts around $450,000.
This estimate is based on professional grade materials and includes ceramic in the foyer, the kitchen and the bathrooms with hardwood flooring throughout the common areas and in the bedrooms. The kitchen cabinetry is wood grain melamine. This construction estimate to build in Quebec was updated on January 10th 2014 and is for a turn key project.
The cost of the land and its excavation, taxes and hook-ups to municipal or other services is not included in the calculation and it is highly recommended to consult local contractors and materials suppliers to get a better idea of the actual cost to build in your area.
I hope that this provides some helpful information and I invite you to contact me if you have any other questions or comments
Regards
Deb
