Small Cottage house plan with exceptional charm
A simple and pleasing front facade does not begin to do justice to this pleasing cottage. The true charm is reserved for the owners. Perfect for empty-nexters, a forward-oriented bedroom has easy access to a four-fixture bathroom and laundry room. The main living area is oriented toward the back yard. A pleasing L-shaped configuration helps to define the dining area from the open kitchen with island and the living room benefits from a vaulted ceiling, open to the mezzanine. A dramatic two-sided fireplace can be enjoyed from the living room or from the covered patio.
The mezzanine includes a flex space that can be used as an office, extra social area or easily converted to bedroom 3. The second level also includes a bedroom with generous closet and three-piece bathroom.

currently this house plan is estimated at around 275K-300k in Quebec (Canada). Excluding land, taxes, etc.
However it varies depending on where you are located, the quality of the finishes, etc. It can goes from $95 to $350 per square feet. and more.

As I just mentionned to the customer above, here in Quebec it is approx. 250k-300k, excluding land, taxes, etc. ($160-$200/sq.ft.). You can verify with a local building to see how they charge per square feet.
