If you are looking for a home to capture a view, this model is sure to please. Simple and elegant lines, abundant windows, a screened veranda and wraparound deck... These are only the exterior allures of this model. A further benefit is a front facade just as attractive as the rear thus allowing great flexibility for a wide variety of lot styles.

Does plan for #V3914-V3 come with 9' basement and 1st level? Any basement layout?

Although the full basement of this plan includes ceilings 8' high and a walk-out, the layout is limited to a dotted line which indicates a possible future bathroom the first floor layout is complete and does have 9' ceilings.
We would, however, be happy to return a free estimate within two business days after receipt of this on line form for an increase in the basement ceiling height to 9' as well as any divisions that you require or other changes required to make this plan conform to your specific needs.

On your last question above, is the head height in the 2nd floor bathroom all 8' for that room or at least in the shower? Even at 5' at the eaves, that doesn't leave much room for movement? Thanks

The maximum height is to the left of the dotted line and the ceiling slopes to a knee wall height of 5' but if this is insufficient and you need to make any changes, we would be happy to return a free estimate for plan customization according to your requirements within 48 (business) hours.

Regarding plan W3914V3: I like the 2nd and 3rd floor layout of this design but I would prefer a full basement/garage with three stalls, storage and a workbench area). Do you have versions of this plan with these modifications?

The lead time for you to receive paper copies of our plans is 3 to 5 business days and 24 to 48 business hours for electronic files such as PDF or CAD.
If changes, such as right reading reverse or a different foundation, are required there is an additional delay that is usually fror 2 to 7 business days.

Upstairs, what is the wall height under the eaves (dashed line on plan)? Want bathroom to have a shower/tub combo and wonder if there is standing head room.

The lowest height in the room is 5' towards the outside extremity of the wall. There is already a tub/shower combo and there is enough headroom.
