Contemporary style duplex plan with large kitchen and 2 bedrooms per unit!
Here is our new contemporary style duplex house plan, the new Plan # 3068 from Drummond House Plans, offering you beautiful spaces and potential in the basement for the future! The Ferguson 2 duplex model, which is a derivative of plan # 3067, offers an unfinished daylight basement to finished as you desire, and a single large family bathroom on the ground floor instead of two as its basic model. This version # 3068 of the basic model was designed for couples or families wishing to use the basement space to add bedrooms or a family room, a low costs. It should be noted that the ceiling of the ground floor is 9 feet everywhere, which gives significant amplitude to the rooms.
The kitchen is of good size and has a central island, convenient for meal preparation. In addition, a covered balcony is accessible from the kitchen making it easy to access a BBQ, for example. The dining area and living room (TV room) are separated by a partial wall, allowing for more tranquility. Convenient!
The master bedroom receives natural light from a large window overlooking the backyard. A large bathroom with separate bath and shower and a double vanity as well as a linen closet complete this area of the house. A secondary bedroom is located on the front of the house allowing it to be easily converted into a home office or gym, for example. A laundry area is provided in the basement. The latter, which is unfinished, could easily be converted into additional living space in the future and according to the needs of the occupants. Additional rooms, family room, office, you choose!

This plan is part of a collection of ecological house plans and therefore is has wall composition with better energy efficiency. To ensure superior insulation for each of our ecological homes, the walls are made of a double frame of 2x4 spaced 24 inches apart. The amount of wood needed is therefore similar to that of a traditional house that uses 2x6 spaced every 16 inches. In addition, these two walls are also staggered in order to cut thermal bridges as much as possible, that is to say the continuous elements that create heat losses from the inside to the outside of the house. The insulation material used in this wall cut is squirt cellulose. It is a 100% recycled material that perfectly hugs each of the wall cavities for optimal insulation.
