Other useful information on this plan

Small single story with 4 bedrooms, 2 family rooms, game room, fireplace and large kitchen!

How do you achieve 4 bedrooms in a small single storey home? Basements are no longer just for storage! Model 3219 was designed as a raised bungalow which allowed for development of the basement rooms which include ample windows and light.

To gain interior space, the base model was widened by 4 feet and the back porch area was eliminated. This additiional space allowed for larger bedrooms, a bathroom with a dual-sink vanity and separate shower, larger kitchen with island, and more spacious dining room.

A bonus space above the garage is accesible by a retractable staircase.

The basement hosts two additional bedrooms and a bathroom with oversize shower. Many family hours are apt to be spent in an oversized family room, ideal for games and media. A few more hidden surprises are a storage closet and cold room under the front porch.

The suggested stonework on the façade would truly enhance the grace of this little bungalow.

8 copies of this plan at current prices costs $1,080 and the materials list is $155 to which taxes and shipping charges must be added for a total of $1,429. If you intend to build in Ontario, you will require the BCIN certification which will add $250. in order to obtain a building permit.

Our French site has up to date construction estimates for building these homes in Québec and can serve as a ballpark estimate for you. All you need to do to access these estimates is to click on "French" in the upper right hand corner of the page.

UNFINISHED BONUS ROOM

The bonus rooms are often planned above the garage and are accessible from the house. They are designed to be converted as an office, a laundry area, a bathroom, a library corner or even an additional bedroom for which homeowners must make sure to have a window that complies with current codes & standards.

STORAGE AREA

Often located above the garage, our storage areas are used only as storage and are usually accessible from the garage via a retractable staircase.

This plan is part of a collection of ecological house plans and therefore is has wall composition with better energy efficiency. To ensure superior insulation for each of our ecological homes, the walls are made of a double frame of 2x4 spaced 24 inches apart. The amount of wood needed is therefore similar to that of a traditional house that uses 2x6 spaced every 16 inches. In addition, these two walls are also staggered in order to cut thermal bridges as much as possible, that is to say the continuous elements that create heat losses from the inside to the outside of the house. The insulation material used in this wall cut is squirt cellulose. It is a 100% recycled material that perfectly hugs each of the wall cavities for optimal insulation.
