Superb Mountain style cottage plan with 3 bedrooms
The cozy comfort of this home, especially at this time of the year, offers warmth and takes advantage of the limited light through the many large windows. A combination of materials, decorative touches and roof slopes adds to the inviting feeling of this beautiful model.
The entrance foyer has a large walk-in storage space is wonderfully convenient and opens onto the welcoming living area that’s complete with a central fireplace, french doors to the terrace and a cathedral ceiling that adds to the allure. Hello Ashley,
unfortunately we do not offer home and land packages. We only sell house plans that you can build on your own land and with the home builder of your choice.
I do not know in what city you are located so it is difficult to evaluate the building costs. It normally vary (in the US) from $90/sq.ft to $200/sq.ft depending on the quality of your finishes.
Therefore for you 140K budget, if we take an average of $100/sq.ft. the house should be at around 1400 square feet in total living space, excluding garage.

We are in the NEW stages of "down-sizing"...having decided only YESTERDAY (...a day of REST to catch your BREATH ...!!!! LOL ) ..
We seem to keep returning to this particular PLAN ... However ...is there a LAUNDRY that I am "missing" ?? ... And I noticed in OTHER plans that people have inquired about .... Could your give us a "close" ... Within 15% .... ESTIMATE what this particular house would cost ?? It just gives us some "idea" when we decide on a contractor .... Thanks SO much ....and ENJOY this weekend ... Knowing SPRING is HERE and SUMMER is APPROACHING !!!! ;)

Good day Ms. Pearcey and thank you for your interest in this plan.
The location of the laundry area is actually in the basement, below the living room between the fireplace and the left wall on the main level. Since the basement is not finished, there is no floor plan visible on this web page and that's why you were unable to see the washer and dryer.
Although I am not able to give you an estimate that is guaranteed to be within 15% of target because we do no actual construction, the ballpark cost to build this home in Quebec (Canada) with the standard foundation starts at around $307,000.
This estimate is based on professional grade materials and includes ceramic in the foyer, the kitchen and the bathrooms with hardwood flooring throughout the common areas and carpet in the bedrooms.
The kitchen cabinetry is wood grain melamine. This construction estimate is for a turn key project.
The cost of the land and its excavation, taxes and hook-ups to municipal or other services is not included in the calculation and it is highly recommended to consult local contractors and materials suppliers to get a better idea of the actual cost to build in your area.

Hello! We are looking for a 2 story lake place plan 30x40 with the front ( main side towards lake with upper and lower deck areas. Also the 2nd story to be full to side walls. The plan should have great room towards lake which opens to kitchen. Also 2 bedrooms down with at least 3 up and a smaller great room up....Thanks

Would it be possible to send me a simple drawing of how the trusses look for this roof? I am thinking of ordering these plans, and I would like to know what the truss or collar tie? looks like?

What is included with the plan set is a schematic of the roof but the truss work will be done by a local manufacturer due to the engineering calculations required for the roof trusses to conform to your local and regional requirements.
Your best resource for this would then be a local manufacturer but we cannot send partial plan sets so you will need to purchase the plan in order to obtain the information required.
