Garage plan with a 2 bedroom apartment above!

Much like a Murphy Bed, our Murphy is a wondrous bit of efficiency and flexibility. A slender 24-foot width allows this model to be slipped onto infill lots, into eco-communities or larger lot as a guesthouse or mother-in-law suite with the added benefit of a two-car tandem style garage!

A generous covered entry provides protection from the weather. Inside, find a generous coat closet and bench seating. Just beyond is a powder room, easily accessed from the garage or main entry. An interior door is conveniently located at the base of the stairs, so it is a breeze to whisk groceries straight up and into the kitchen. Due to virtually no halls, the upstairs is able to include two bedrooms, a full bathroom, country kitchen, living room, laundry and an enjoyable screened balcony, with grilling platform.

Rendered with a simple finish this model can easily be dressed up to suit any neighbourhood. The many possibilities presented by this plan make it one of our perennial favourites!

Although we do no actual construction, the ballpark estimate to build this home in Quebec (Canada) starts at around $190,000.

This estimate is based on professional grade materials and includes ceramic in the foyer, the kitchen and the bathrooms with hardwood flooring throughout the common areas and carpet in the bedrooms. The kitchen cabinetry is wood grain melamine. This construction estimate to build in Quebec is for a turn key project.

The cost of the land and its excavation, taxes and hook-ups to municipal or other services is not included in the calculation and it is highly recommended to consult local contractors and materials suppliers to get a better idea of the actual cost to build in your area.

I was looking at The Murphry W2933 and I was wondering could the first floor wall be extended from 8 feet to 10 feet tall? Then take the depth of the house from 42 feet to 54 so a master bedroom and bath could be added to the back of the home?

I had a friend who bought plans from a company like this and had a nightmare getting approvals from their municipality. Without an engineer or architect from their state. What do you guarantee with purchase?

UNFINISHED BONUS ROOM

The bonus rooms are often planned above the garage and are accessible from the house. They are designed to be converted as an office, a laundry area, a bathroom, a library corner or even an additional bedroom for which homeowners must make sure to have a window that complies with current codes & standards.

STORAGE AREA

Often located above the garage, our storage areas are used only as storage and are usually accessible from the garage via a retractable staircase.

This plan is part of a collection of ecological house plans and therefore is has wall composition with better energy efficiency. To ensure superior insulation for each of our ecological homes, the walls are made of a double frame of 2x4 spaced 24 inches apart. The amount of wood needed is therefore similar to that of a traditional house that uses 2x6 spaced every 16 inches. In addition, these two walls are also staggered in order to cut thermal bridges as much as possible, that is to say the continuous elements that create heat losses from the inside to the outside of the house. The insulation material used in this wall cut is squirt cellulose. It is a 100% recycled material that perfectly hugs each of the wall cavities for optimal insulation.
