To enhance the quality of construction and energy efficiency Drummond House Plans proposes a new and innovative approach to ecologically and ergonomically designed house plans.
Plan 2939-ES includes specifications on optimal orientation to inhibit the harsh rays of the sun in the summer and benefit from this passive heat source in the winter months. Tips on planning landscaping to make full use of rain water, shade benefits of some trees and wind breaking characteristics of others are also part of the ES concept.
Details on how to reduce energy consumption include construction methods used for the foundation and extend to choosing certified fixtures, such as an on demand water heater, the best appliances and appropriate lighting.
Aging in place is enhanced with a design that provides for day to day living on the same level including 4’ wide hallways and a linear staircase which can be fitted with an elevator if restrained mobility becomes an issue. There is a moveable island in the kitchen and the living/dining room has a cathedral ceiling along with a fireplace (or wood burning stove). The master bedroom has a private bathroom that can be fitted with safety features if required and the laundry area is close by.

I love the design of this house but I am limited in the allowable sq ft for my property. Is it feasible to build the design but not do the 2nd floor rooms? This would free up the space taken by the stairwell and would meet our needs almost perfectly.

I googled "modular" homes and your site came up. I'm interested in plan # W2939-ES. Is this really a Modular home or is it actually a stick built? Can the house be built on a crawl space as opposed to a full basement and if so do you have a rough idea of the cost savings for doing so? Thanks

Good day and thank you for your interest in this plan.
We do have several styles that are particularly suited to modular building but this model is not part of that collection and is a "stick built" home.
Although the standard foundation is a walk-out basement, you can order this plan with an optional crawl space if that better suits your needs but I am unfortunately unable to provide a cost difference between the two types of foundation.
We do no actual construction but the ballpark estimate to build this home with its standard foundation in Quebec (Canada) starts at around $283,000.
This estimate is based on professional grade materials and includes ceramic in the foyer, the kitchen and the bathrooms with hardwood flooring throughout the common areas and carpet in the bedrooms. The kitchen cabinetry is wood grain melamine. This construction estimate to build in Quebec was updated on January 10th 2014 and is for a turn key project.
The cost of the land and its excavation, taxes and hook-ups to municipal or other services is not included in the calculation and it is highly recommended to consult local contractors and materials suppliers to get a better idea of the actual cost to build in your area.

Often located above the garage, our storage areas are used only as storage and are usually accessible from the garage via a retractable staircase.
