Other useful information on this plan

A graceful 4 bedroom house plan with 2-car garage and lots of natural light

The goal of this plan was to design an affordable house within 2002 square feet of living space, excluding garage, bonus space and basement. Our designers worked diligently to include features desirable to Baby Boomers without compromising style and beauty. This graceful home includes a lovely master suite on the main level so baby boomers in Canada and the United States will enjoy many comfortable years in this home.

The main level is maximized by the near absence of hallways, open concept living area, and well-organized master suite. The abundantly windowed activities center is further illuminated by a vertical sunroom soaring over two storeys for an extraordinary interior effect. The upper level, includes two bedrooms, a playroom and a bathroom, with good spatial separation and once again maximizing liveable square footage.

Other notable features of this model: first, access to either a porch, a balcony or a terrace from each of the bedrooms. Exterior access also from the living room and from the breakfast area for which a covered terrace provides a lovely outdoor room. Next, a vast bonus space above the garage to which we gain access from the garage and from the upper level for even more convenience. Related model 2688A, is reversed and of a different colour, in order to provide other options.

Distinctive elements

Is it possible to add another bedroom on the first level? Also, what is the cost estimate to build this home?

Good day and thank you for taking the time to write

Although we do no actual construction, and we have no costs to build in your area, the ballpark estimate to build this home in Quebec (Canada) starts at around $450,000.

This estimate is based on professional grade materials and includes ceramic in the foyer, the kitchen and the bathrooms with hardwood flooring throughout the common areas and bedrooms. The kitchen cabinetry is wood grain melamine. This construction estimate to build in Quebec was updated on January 10th 2014 and is for a turn key project.

The cost of the land and its excavation, taxes and hook-ups to municipal or other services is not included in the calculation and it is highly recommended to consult local contractors and materials suppliers to get a better idea of the actual cost to build in your area.

This plan can be modified to add another bedroom on the first level and our customization team would be happy to send you a free estimate for the changes required within two business days after receipt of this on line form.

I hope that this provides some helpful information and I invite you to contact me if you have any other questions or comments
Regards
Deb
