A sought after « rustic wood chalet »…with open floor plan layout

Inspired by the very popular model 2932, which can be viewed at drummondhouseplans.com, this one is made even more comfortable with the addition of two feet in width as well as in depth, a little more stripped without being too much.

The front façade is characterized by well organized and important windowing giving a glimpse of a fireplace with a remarquable chimney. Also, in the exterior a large terrace with access on one side as well as the other and with sufficient space for table, chairs, BBQ and lounge chairs. Let’s not forget that double garage, not included with the house plans but which you can obtain at a lower price with the purchase of this plan 3938. Let’s get back to our “chalet” which qualifies as such thanks to a cathedral ceiling over the entire living room, dining room and kitchen sectors and all sharing one fireplace. It is also a bedroom on the main level as well as a bathroom and a laundry room, while the upper level proposes two secondary bedrooms and a shower room. An excellent choice for a “chalet”.

im confused by the $245 charge for the walkout basement the picture showing this plan W3938 clearly shows a walkout basement

Since we do no actual construction, the only pictures that we have are those which our clients have so generously shared of their own projects.

The standard foundation is actually a full basement but in the case of the photo, the client preferred to order their plans with the optional walk-out basement as the foundation for their home.

Because the client's home is pictured, it has the foundation that they chose but the representative image of this plan does not show a walk-out.

I noticed that the drawings show a walkout basement. is this included in the blue prints? also I would like the fireplace/ wood stove moved to the living room wall centered between the 2 windows is this possible?

Can you redesign the 2d level into a one large bedroom

Also , can the center of the main room accommodate a fireplace on the wall opposite the from the kitchen on the right side of window ? this would have 2 flu's one for the F/P and one for the heater .

Can a garage go under on a similar lot under the kitchen area.

Can the house be mostly solar as it will get full sun and there would be tax incentives

UNFINISHED BONUS ROOM

The bonus rooms are often planned above the garage and are accessible from the house. They are designed to be converted as an office, a laundry area, a bathroom, a library corner or even an additional bedroom for which homeowners must make sure to have a window that complies with current codes & standards.

STORAGE AREA

Often located above the garage, our storage areas are used only as storage and are usually accessible from the garage via a retractable staircase.

This plan is part of a collection of ecological house plans and therefore is has wall composition with better energy efficiency. To ensure superior insulation for each of our ecological homes, the walls are made of a double frame of 2x4 spaced 24 inches apart. The amount of wood needed is therefore similar to that of a traditional house that uses 2x6 spaced every 16 inches. In addition, these two walls are also staggered in order to cut thermal bridges as much as possible, that is to say the continuous elements that create heat losses from the inside to the outside of the house. The insulation material used in this wall cut is squirt cellulose. It is a 100% recycled material that perfectly hugs each of the wall cavities for optimal insulation.
