Attractive, well designed one storey home plan with 2 bedrooms - ideal starter home
With its sloping roof, shuttered windows and covered porch along two sides, this plan can easily be defined as “country”.
The interior layout is synonymous with this style and the foyer at the main entrance will no doubt be practical to keep out the cold during winter months. The separate laundry area at the service entrance, just off of the kitchen maintains the country feeling of this floor plan. The central island in the kitchen is the perfect place for casual meals and the dining area is adjacent to triple patio doors with a view on the back yard.
The main activities area is bathed in natural light from windows on two sides and the comfortable bedrooms have ample closet space. The bathroom is complete with separate corner bath and shower.
The fake window “upstairs” gives the feeling that there is a second floor, a possibility that our modifications team would be happy to quote on as we can adapt this or any of our plans to suit your particular needs and lifestyle.

HI. the only thing I see wrong with your blue prints is that u have to buy 6 to 8 sets of prints and I live in nfld and the greater number of us our own carpenter. and we really only need 1 set of plans . so if the prints was only 300,00 I think u would sell more of them as I need a set now but I am not going to buy 6 sets of prints to build 1 house. but your plans look good. thanks ern

The reason why 5 sets is the minimum buy for house plans and 3 sets for garage plans is for the purchase of the construction licence or the right to build using our exclusive design.
You can understand that our intellectual property is covered by copyright laws and you are buying the right to build your home using our intellectual property.
After the initial purchase, additional sets are only $25. per set. We get requests for single sets on a regular basis but when you compare the cost of having a custom plan created by an architect with the cost of one of our plans you will still save hundreds (maybe even thousands) of dollars by buying one of our designs.

This plan has only one level which is why there is no second floor but plan 3108-V1 is a similar model with an upper level if that better suits your needs.

The materials list can be purchased separately from the plan, all you need to do is to phone in your order during regular business hours. You can even purchase the PDF version which will be sent via Email to save the shipping costs.
