Elegant Manor style house plan, 4 bedrooms, 2-car garage, 3.5 baths, lots of natural light
Differing from the many manor style houses we are used to seeing, this one proposes a refined exterior with simple lines, as with the shed dormers, and certainly a most livable interior volume with its 42 foot width by 44 foot depth and a 9 foot ceiling throughout the main level.
We note a comfortable foyer upon entering the house and adjoining this, a very welcoming half-bath and a superb laundry room. We appreciate the airiness of the hallway and staircase, followed by a very beautiful kitchen, breakfast area and dining room embellished by plenty of windows and triple garden doors. Triple doors can also be found in the large living room which is characterized by corner bench seating, a built-in space for the television, a three-sided fireplace and generous windowing. Moreover, we cannot help but fall under the charm of that beautiful partially-covered rear terrace.
On the second level, we are surprised by the size of the four bedrooms and their respective closets as well as by the presence of three bathrooms of which one, of course, is private to the master bedroom.

Although we do no actual construction, the ballpark estimate to build this home in Quebec (Canada) starts at around $433,000.
This estimate is based on professional grade materials and includes ceramic in the foyer, the kitchen and the bathrooms with hardwood flooring throughout the common areas and in the bedrooms. The kitchen cabinetry is wood grain melamine. This construction estimate to build in Quebec is for a turn key project.
The cost of the land and its excavation, taxes and hook-ups to municipal or other services is not included in the calculation and it is highly recommended to consult local contractors and materials suppliers to get a better idea of the actual cost to build in your area.
I would suggest the builder's association which is responsible for licencing of contractors in Ontario as a good place to start your search. Another suggestion would be to get input from people you know who have had building or renovation work done and don't be afraid to ask for references because a reputable builder will be happy to share the names and phone numbers of satisfied customers. Ask references key questions such as whether the builder was on schedule, within the budget, how they managed the site and if they were available to answer questions when required along with any other pertinent questions that come to mind and try to get several quotes because it's not always the cheapest or most expensive which will be the best so with that in mind those estimates which tend towards the mid range will probably be the most realistic.
