Lakefront affordable house plan designed to minimize flood damage
2011 was a year of many floods nationwide. Regrettably, this caused incredible hardship and stress to those located on affected floodplains. As homes are repaired or replaced, this risk is top of mind. In response to demand for home plans that would minimize potential damage in the event of a recurrence, we at Drummond House Plans have come up with a design which would be minimally affected by rising waters. In addition, rear oriented living spaces and panoramic views make this home particularly attractive.
This house is characterized by a ground floor built of concrete walls clad with a stone veneer, providing robust “piers” for the main structure. Waterproof insulation, concrete walls and a metal staircase would suffer minimal damage in the event of repeat flooding. A workshop and storage are conveniently located on the main level and a large carport could alternatively be developed as an enclosed garage if desired.
The upper level includes two good-sized bedrooms, a bathroom with soaker tub and 34”x51” independent shower, a laundry area and a mechanical/storage room. The open concept floorplan takes advantage of panoramic rear views via abundant windows. A generous deck creates attractive seasonal recreation space with easy access to the living areas. The overall benefit is a home which is functional, attractive and subject to minimal damage in the event of flooding.
Distinctive elements
Dwelling designed to limit the damage in case of flooding. Designed with no basement and with minimal ground floor to minimize flood damage potential. Activities area and rooms on upper level to provide further security for the occupants. Windows and large deck provide a remarkable panoramic view.
