A multi-generational house plan to keep your family close to you!
Our multi-generational house plan RACINE (# 90102) was designed for a lot with the front facing north and sloping backwards. The main housing of 1,750 sq.ft occupies the left part of the ground floor and the entire garden level, while the secondary housing of 590 sq.ft occupies the right part of the ground floor. The two apartments share the main entrance which offers a mudroom, storage and a powder room.
Upon entering the house, we are greeted by the beautiful natural light that passes through the open area. With its 9 ″ high ceiling, the kitchen, with a walk-in pantry, offers the necessary space to accommodate friends and family. As you walk towards the living room, the ceiling rises to a height of 14 ’. This aspect allows the fireplace to take a prominent place in this warm space that opens onto the outside.
On the lower level, we find a bright room that can be converted according to the needs of the family with direct access to the outside through its 8 ’patio door. It is also through this room that we have access to the four seasons greenhouse. The master bedroom is isolated from the other two bedrooms and includes a walk-in closet. The bathroom has been designed so that four people can use it at the same time to maximize its efficiency.
For the 3 and a half unit, the living area to the south is designed to highlight the height of the ceilings which makes the space larger. Its integrated storage wall, which is an extension of the fireplace, is both functional and very aesthetic. In order to maximize the proximity of the two generations, the rear terrace continues from one side of the house to the other, thus connecting the two units.
This bi-generational house will be wonderful for raising your children and creating unforgettable memories with your parents. It is a perfect anchor like the roots of a tree in nature.

Distinctive elements
Plan with ecological thinking:
wall composition with better energy efficiency.
House that can adapt to narrow land or sloping land.
Beautiful large covered terrace at the back, at ground floor level, shared by the 2 apartments.
Second partially sheltered terrace at garden level, private to the family.
---
To ensure superior insulation for each of our ecological homes, the walls are made of a double frame of 2x4 spaced 24 inches apart. The amount of wood needed is therefore similar to that of a traditional house that uses 2x6 spaced every 16 inches. In addition, these two walls are also staggered in order to cut thermal bridges as much as possible, that is to say the continuous elements that create heat losses from the inside to the outside of the house. The insulation material used in this wall cut is squirt cellulose. It is a 100% recycled material that perfectly hugs each of the wall cavities for optimal insulation.
